瘋狂賣家市場轉向,買家逐漸多了一點談判籌碼

過去兩年頻繁與強力的競價現象有讓想買房子的你感到卻步嗎?如果有的話,跟你說一個好消息,隨著升息造成某些買家買房的慾望趨向緩和,房屋供給也有增加。過去兩年過熱的賣方市場已經漸漸冷卻。 競爭減少也代表著買方擁有比較多的機會,以下羅列兩點可能讓你重新思考買房這件事情。   1.買方基本條件(像是房檢)得以回到談判桌上 過去兩年許多買家為了在競爭的市場裡面脫穎而出,很多買家願意在買房的過程之中,犧牲一些重要的事項。比方說,買方放棄估價以及房檢,自己承擔更多風險而讓賣家省一點事情,希望能買到心愛的房子。 現在狀況不一樣了… 根據美國房地產經紀人協會(National Association of Realtors)的資料,買家放棄估價與房檢的比率已經降低,而且在realtor.com網站上的某篇文章指出越來越多賣家願意接受買方所提出的一些條件 “一年前,賣家幾乎可以整碗捧走而買家除了競價,放棄相關條件,甚至用現金買房者都要競價。但是如今,有道是十年河東十年河西,現在92%的賣家願意接受一些買方所開出的基本條件(大多是跟房檢、房貸跟估值等常見的基本項目)…” 雖然這不代表我們已經進入買方市場,但是確實表示購屋者有比較多的談判籌碼。曾經那段賣方可以呼風喚雨而買方需要接受任何條件的時代可以說是過去了。作為一位有道德良知的房產經紀人,我自己認為這是比較健康的,買方不需要為了買房子放棄一些很基本的權利,像是房檢,因為絕大多數買家以及買方的房屋經紀人都不是房屋專家,因此房檢是購屋時一個很重要的步驟,即使在能力範圍之內,我們無法買到90分的房子,但是我們也希望自己買到70分的房子,剩下的30分是我们可以接受的,這樣才是一個比較健康的房屋市場。 2.賣方較願意替購屋者在交屋結案成本上提供一些協助 在疫情爆發之前,賣方替買方吸收部分的交屋結案成本算是很常見的事情,然而在過去兩年瘋狂的賣方市場中是消失殆盡。 如今,資料顯示這件事情逐漸回歸。有一份realtor.com的調查顯示32%的賣家替買家至少支付了一部分的交屋結案成本,有些甚至全額負擔。這或許是你身為買方可以操作的一個技巧。不過,有一些結案成本計算可能取決於銀行,也可能隨著各州及不同的貸款方式而有不同。此時你應該跟你的房貸專員保持密切聯繫來確認賣方可以協助你在結案成本上負擔多少。 Bottom Line: 隨著過去幾年過熱的賣方市場逐漸趨緩,今天的資料顯示買方開始擁有一些談判籌碼。歡迎想買房的人與我聯繫 更多Buyers Tips Here
